The Wilmington market in November 2026

248 homes closed in Wilmington in October, down 17.3% from October 2025 (300). The middle sale price was $480,250, 7.3% higher than a year earlier ($447,500). A typical sale took 29 days to go under contract, and sellers received about 96.6% of their first asking price.

Right now there are 1,018 homes for sale in Wilmington and 328 under contract. At the pace of the last 12 months (3,470 sales, about 289 a month), that is roughly 3.5 months of supply — a seller's market by the usual yardstick, where under four months favors sellers and over six favors buyers. It is not a market where everything sells: 1,120 listings expired or were withdrawn over the same 12 months, about 24% of all that came off the market, which is why pricing to the record matters more than the asking price down the street.

Where the sales were: Riverlights (167 sold, $539,000 middle), Landfall (101 sold, $1,420,000 middle), Blake Farm (71 sold, $376,740 middle), Indigo at Abbey Preserve (67 sold, $609,798 middle), Porters Neck Plantation (38 sold, $880,000 middle), East and Mason (36 sold, $710,150 middle) led Wilmington over the last 12 months.

Of the 792 homes that closed in the last 90 days, the most were $300K–$500K (312); 55% sold for less than $500,000, and 75 sold for more than $1 million.

What to Know First About Moving to Wilmington

From Buddy on our team · October 2026

Wilmington is my hometown. I've lived here my whole life, and it's a fabulous place.

You get four seasons here, unlike Florida and places like that. We get a little snow once in a while, but mostly a lot of nice summer days, and the spring and fall days are just wonderful. You also get to spend time at the beach about three or four months a year, which is just enough to really appreciate it.

It's a lively town, and it has changed a lot since I was a kid. I'm 60 now, and it's changed for the better. There's so much to do, and it's close to everything. We have a great airport that's expanding quickly. You can get to Raleigh in a couple of hours if you need to, or down to Myrtle Beach if you want, but I mostly stay inside the bubble here in the Wilmington area.

I love Leland, Wilmington, Hampstead and Wrightsville Beach. I grew up going to Wrightsville Beach, but I think our sweet spot is Carolina Beach.

A mortgage payment has two parts: principal and interest, which depend on the price, your down payment and the rate a lender offers you; and the costs on top — property taxes, homeowners insurance (and flood insurance near the water), HOA dues where there's an association, and mortgage insurance if you put less than 20% down. Each home's page has a calculator that uses the rate you've been quoted and that home's own taxes and HOA dues from the listing. For your actual rate and Annual Percentage Rate (APR), ask a licensed lender — we can introduce you to Joey Milam at Alpha Mortgage Advantage, or you're free to choose any lender.

Only if the property is in a FEMA Special Flood Hazard Area (zones starting with A or V) and you have a mortgage — lenders require it there. Many Wilmington properties sit outside those zones, where flood coverage is optional and often inexpensive. Before you make an offer, check the parcel's FEMA zone, ask the seller for any elevation certificate and past flood claims, and get an actual quote for that address — premiums vary house to house, even on the same street.
