What this move usually needs
Clear authority to sell
An executor, a trustee, a power of attorney or all the heirs — someone has to be able to sign. An estate attorney sorts that out before we list, and we'll wait until it's clean.
An honest look at the home or property
Older homes often need work. A pre-market inspection tells everyone what a buyer will find, so the family can decide together: fix it, credit it or sell as-is.
Decisions that don't require a meeting
When heirs are in three states, every choice can't be a conference call. We set up how decisions get made and who we report to.
Start with what your home is worth
Type your address. You'll see what's for sale, under contract, sold and failed to sell around you right now — then a home value report built from real local sales. No commitment; it's just the number you need to plan.
Rather talk it through? Call or text the team directly.
How we handle it
Buddy personally represents sellers only, and has since 1998 — every closed sale is in the MLS. The Buddy Blake Team has buyer specialists for the other half of a move.
A conversation with whoever's in charge
Executor, trustee or family spokesperson — we start by understanding what the family needs the sale to do.
The property, as it is
Buddy walks the home or property, has it inspected, and gives you a plain read on condition, value and the options.
Clearing and preparing, on your terms
Estate-sale, cleanout and repair help we trust, arranged by the family at the family's pace. Or sell it as-is — plenty do.
Erin on every document
Estate sales carry extra paperwork. She keeps the attorney, the heirs and the closing on the same page.
Questions people ask
Can we sell an inherited home before probate is finished?
Sometimes, depending on how the property was titled and what the court allows — that's a question for the estate attorney, and we work alongside them. We won't list until whoever is signing clearly has the authority to.
Do we have to fix up a parent's home before selling?
No. Many estate homes sell as-is to buyers who expect to update them. The pre-market inspection shows what's there, and the family decides whether fixing anything is worth it. Any work the family chooses is arranged and paid for by the estate.
We're heirs in different states. How does that work?
It works fine. Documents are signed electronically, we send updates to everyone the family names, and one person is the decision-maker so nothing stalls.
Other reasons people move
Most people don't move because of a house. They move because life changed.
