Buying new? Bring your own agent
The friendly person in the model home works for the builder. We work for you: we compare incentives across builders, push for upgrades or closing costs, line up independent inspections and keep the closing on track.
Call us before your first visit. Many builders require your agent to be with you, or registered, the first time you walk in — after that it can be too late to bring one in. We'll go over how representation works for the builder you're considering before you ever step into a model home.

Questions to ask the builder about incentives
Is the incentive tied to the builder's lender or closing attorney?
Most are. Get a loan estimate from the builder's lender and from one other lender, and compare the total cost — not just the rate.
Is a rate buydown permanent or temporary?
A permanent buydown lowers the rate for the life of the loan. A "2-1" buydown only lowers it for the first two years. They cost the builder very different amounts.
Would you take the same money off the price instead?
A lower price lowers your taxes, your down payment and every future payment. Sometimes that's worth more than closing costs.
What's standard, and what's an upgrade?
Model homes are usually loaded with upgrades. Ask for the standard features list and the price of each upgrade you saw.
Is there a lot premium, HOA capital contribution or transfer fee?
These can add thousands at closing and aren't always in the advertised price.
What's the warranty, and when is the home really done?
Ask for the warranty in writing (many builders offer 1 year on workmanship, 2 on systems, 10 on structure) and what happens if the completion date slips.
Can my own inspector check the house?
Yes, you should — before the drywall goes up and again before closing. New homes have defects too.
What will the property taxes really be?
On a new home the tax figure in the listing is often for the land only. Estimate taxes on the full price.
Questions, answered
How many new construction homes are for sale near Wilmington, NC?
There are 1,787 new-construction homes for sale in New Hanover, Brunswick, Pender, Onslow and Duplin counties right now, with a middle asking price of $389,744 (starting around $179,900). 1,200 of them (67%) are finished or due to be finished within 30 days, and 309 mention a builder incentive in the listing — closing costs, a rate buydown or similar.
Are builders offering incentives right now?
Yes. 309 new-construction listings mention an incentive — most often help with closing costs or a mortgage rate buydown, usually when you use the builder's preferred lender. Terms change often and vary by home, so confirm the details with the builder in writing.
Is new construction cheaper than a resale home here?
Per square foot, often yes: about $202 for new homes versus $241 for resale. Location matters more than age, though — new homes are concentrated inland in Brunswick and Onslow counties.
Which builders are building here?
D.R. Horton (235), Mungo Homes (122), Dream Finders Homes (94), Pulte Homes (63), Adams Homes (60), Stanley Martin (52), Logan Homes (32), Today Homes (30), among others.
Do I need my own agent to buy a new home?
You don't have to, but the builder's sales rep works for the builder. Your own agent can compare incentives across builders, negotiate upgrades and closing costs, line up independent inspections and follow the build through to closing. Many builders require your agent to be with you, or registered, on your first visit — so talk to us before you go look.
Do new homes sell for less than the asking price?
Over the last year, new homes here typically sold for 99.1% of the first asking price, after about 61 days on the market. Many of the savings come as incentives rather than price cuts.
