Divorce

Selling a home during a divorce, without making it harder.

The house is often the biggest thing a divorcing couple has to settle, and it's usually where the two of you disagree most. Our job is to be the neutral party — one listing agent, one plan, the same information to both sides — so the sale moves forward even when the rest is hard.

What this move usually needs

Neutral, in writing

Both spouses hear the same thing at the same time: price recommendations, offers, feedback. Nobody gets the inside track.

The attorneys in the loop

Your attorneys decide how proceeds are divided; we don't. We keep them informed so the sale and the settlement move together.

Decisions with a path

Price, repairs, which offer to take — we agree up front how decisions get made when the two of you don't agree.

Start with what your home is worth

Type your address. You'll see what's for sale, under contract, sold and failed to sell around you right now — then a home value report built from real local sales. No commitment; it's just the number you need to plan.

How we handle it

Buddy personally represents sellers only, and has since 1998 — every closed sale is in the MLS. The Buddy Blake Team has buyer specialists for the other half of a move.

  1. One conversation, or two

We'll meet with both of you together or separately, whichever makes it easier to talk plainly.

  2. A price from the market, not from either side

Buddy shows both of you the local sales that set the value and recommends a price. It's the same recommendation to each of you.

  3. Showings that work for whoever's living there

If one of you is still in the home, showings are scheduled around that, with notice.

  4. Erin keeps it moving

Contract to closing with both parties and both attorneys kept current — and the proceeds disbursed exactly as the agreement directs.

Questions people ask

Do both spouses have to agree to sell the house?

If both names are on the deed, generally both have to sign the listing and the sale. How that's handled when you don't agree is a legal question for your attorneys; our role is to make the sale itself smooth once it's decided.

Will you tell my spouse what I say to you?

We don't carry messages, but we also don't keep secrets about the sale: price, offers and showing feedback go to both of you. Anything about your personal situation stays between us.

Can we sell before the divorce is final?

Often yes, with the proceeds held or divided as your attorneys and the court direct. We'll coordinate the closing with them.

Other reasons people move

Most people don't move because of a house. They move because life changed.
