Downsizing

Less house. More life.

Downsizing is rarely about square footage. It's about stairs, a yard that takes a weekend, rooms nobody uses, or simply wanting the next chapter to be easier. The hard part is usually the order of things — where you'll go, when, and what to do with everything in the house. We've walked a lot of families through it.

What this move usually needs

The next place, first

Knowing where you're going — a smaller home, a condo, a 55+ community, closer to the water — changes how and when we sell the one you're in.

A plan for the stuff

Decades of belongings don't move in a weekend. We can point you to estate-sale, donation and moving help we trust, on your schedule.

Honest pricing on a bigger home

Larger homes have a smaller pool of buyers. Pricing from real local sales, not what the neighbor said, is what gets it sold without sitting.

Start with what your home is worth

Type your address. You'll see what's for sale, under contract, sold and failed to sell around you right now — then a home value report built from real local sales. No commitment; it's just the number you need to plan.

How we handle it

Buddy personally represents sellers only, and has since 1998 — every closed sale is in the MLS. The Buddy Blake Team has buyer specialists for the other half of a move.

  1. Start with where you're headed

We look at what's available in the size and area you want before your home is listed, so the move has a destination.

  2. Sell and buy in the right order

Sometimes it's sell first, sometimes a contingent purchase, sometimes a trade-in path. We'll show you what each one costs and risks.

  3. Pre-market inspection, then price

Buddy has your home inspected before it's listed so nothing surprises you later, then shows you the sales that set its value.

  4. One move, not three

Erin coordinates the closings so you move once — from the home you have into the home you want.

Questions people ask

Should I buy the smaller home before I sell the bigger one?

Only if you can comfortably carry both for a while, or if you use a guaranteed-sale or trade-in path. For most people the cleaner answer is to sell first with a closing date that gives you time, and we'll help you find the next home in that window.

What do I do with everything in the house?

Decide what's coming with you, then let the rest go in one organized pass — an estate-sale company, a donation pickup and a hauler can clear a home in days. We can refer you to people we've seen do it well. The seller arranges and pays for those services.

Are there 55+ and low-maintenance communities near Wilmington?

Yes — single-story homes, condos and townhomes, and several age-restricted communities across Southeastern NC. Our community pages show what's for sale in each one.

Other reasons people move

Most people don't move because of a house. They move because life changed.
