It is not a market where everything sells: 202 listings expired or were withdrawn over the same 12 months, about 56% of all that came off the market, which is why pricing to the record matters more than the asking price down the street.

Of the 40 homes that closed in the last 90 days, the most were $300K–$500K (13); 57% sold for less than $500,000, and 7 sold for more than $1 million.
