The MLS doesn't record why a contract ends. In our experience the most common reasons are home inspection findings, appraisals that come in below the price, and buyer financing. How buyers paid on closed sales: conventional 36% · cash 19% · VA 39% · FHA 3%.

If you're selling

  • Price it right from day one. The 60 homes priced right sold in a median of 11 days. The 30 that needed cuts took a median of 69 days and sold at a median of 93.9% of asking.
  • Waiting costs real money. On a $530,000 home, carrying costs before the mortgage run an estimated $1,074 a month. An unsold listing could cost about $4,687 in that time.
  • The listings that never sold sat a median of 133 days, and they cut the price by a median of 6.5%. Cutting late didn't rescue them.
  • Contracts fall apart about 1 in 6 times, or 17%. The MLS doesn't say why. In our experience it's most often inspection, appraisal or financing issues, so get the home ready and the paperwork in order before you list. After a fall-through, 56% never sold, and the ones that did sold at a median of 96.7%, after a median of 79 days.

Homes only (land excluded), last 12 months unless noted. "Didn't sell" = listings that expired, were withdrawn or were canceled (some owners stop for reasons that have nothing to do with the market); true days on market counts from the first listing, even when a home was relisted.
