Living in Carolina Beach & Kure Beach, NC
The short answer: Carolina Beach and Kure Beach share Pleasure Island, south of Wilmington. Carolina Beach is the livelier one, with a boardwalk, a busy summer season and a big state park. Kure Beach is quieter, with a historic fishing pier and a 35-foot building height limit that keeps it low. One high-rise bridge over Snow's Cut is the only road onto the island. The other way off with a car is the ferry from Fort Fisher to Southport.
Getting on and off the island
Before it was an island, this was the tip of a long, sandy peninsula called Federal Point. That changed when Snow's Cut was dug in 1930 and 1931 as part of the Intracoastal Waterway. The canal is about 1.75 miles long and is named for Major William A. Snow, the Army Corps of Engineers district engineer who oversaw the digging. The high-rise bridge on US 421 over it opened in 1962. In 2024 NCDOT said the bridge was structurally sound, with roughly 40 years of life left, and was studying four concepts for a future four-lane replacement. Any new bridge is years away.
What that means for you: every trip to Wilmington, every delivery and every evacuation goes over that one bridge. Summer weekends can back up. Drive it on a Saturday in July before you buy.
The Southport ferry
At the south end of the island, the state ferry runs between Fort Fisher and Southport. The crossing takes about 35 minutes, and the fare for a typical car is $7. The fall 2026 schedule runs from early morning to early evening. Check NCDOT Ferry for times and delays before you go.
Carolina Beach
- The boardwalk: the center of town in summer. In 2026 the town ran its Boardwalk Blast series from Memorial Day to Labor Day, with live music at the Gazebo Stage and fireworks at 9 p.m.
- Carolina Beach State Park: nearly 9 miles of mostly flat trails, a marina and a campground on the Snow's Cut side of town. The half-mile Flytrap Trail passes wild Venus flytraps, and the 3-mile Sugarloaf Trail leads to Sugarloaf Dune, about 50 feet high.
- Carolina Beach Lake: an 11-acre, spring-fed freshwater lake less than 200 yards from the ocean, right in the middle of town. It was once known as "the Freshwater Lake," and it makes a quiet break from the boardwalk.
- Beach music and the shag: the shag became North Carolina's official popular dance in 2005, and according to historian Bo Bryan the name "Carolina shag" was first used right here at Carolina Beach. You'll still hear live beach music on the boardwalk on summer Friday nights.
- Freeman Park: at the north end, where you can drive on the beach and camp with a town permit.
Carolina Beach had about 6,564 residents in the 2020 census. In 2000 the town annexed Wilmington Beach, the mostly residential stretch between Carolina Beach and Kure Beach. Carolina Beach State Park covers 761 acres where the Cape Fear River meets the island, and besides Venus flytraps you'll find pitcher plants and other carnivorous plants in its wetlands.
Housing in Carolina Beach runs from older beach cottages and duplexes to newer raised homes, townhomes and condo buildings. Redfin's median sale price for the 28428 ZIP was about $675,000 in September 2026.
Kure Beach
Kure Beach had about 2,190 residents in the 2020 census. The Kure Beach Fishing Pier dates to 1923 and is one of the oldest on the Atlantic coast, rebuilt several times since.
The town is named for the Kure family (say it "KUR-ee"), early settlers on this stretch of beach. During World War II, a Dow Chemical plant at Kure Beach pulled bromine out of seawater for aviation fuel. Local lore says a German U-boat fired on the plant one July night in 1943. Some historians doubt it happened, but you'll still hear the story at the pier.
The town's look is protected by state law. A 2006 act limits buildings in Kure Beach to 35 feet above ground level, and it says no variances can be granted. Buildings that were already taller are grandfathered. If you're buying a lot to build on, the 35-foot limit shapes what you can put there, so talk to the town and a builder early.
Redfin's median sale price for the 28449 ZIP was $675,000 in October 2025.
Fort Fisher
South of Kure Beach is Fort Fisher State Historic Site, the largest earthwork fort of the Confederacy, once nicknamed the "Southern Gibraltar," and the site of a major 1865 battle. It became North Carolina's first National Historic Landmark in 1961. A new visitor center opened in October 2024. Next door, Fort Fisher State Recreation Area offers more beach.
The North Carolina Aquarium at Fort Fisher closed in June 2026 for a major expansion that's expected to take about two and a half years. While it's closed, a smaller aquarium experience is open at Independence Mall in Wilmington.
Buddy's take
In the off-season, Pleasure Island is about as relaxed as it gets. You're not stressing about where you need to be in the next two minutes. A car is handy, but once you're on the island, a good pair of walking shoes and a bicycle will get you most places. We have a lot going on around here, and you can still do most of it without getting caught in a massive crowd. Summer is a different story, so plan your errands around the bridge traffic.

The towns sit side by side, so you can live in one and walk, bike or drive to the other in minutes. Many buyers start by spending a summer Friday night on the Carolina Beach boardwalk and a quiet Sunday morning on the Kure Beach pier. You'll know pretty quickly which one feels like home.
The beach, storms and insurance
The beaches here are kept up by federal renourishment projects. The most recent one ran from November 2025 into April 2026 and placed about 1.5 million cubic yards of sand: roughly 890,000 in Carolina Beach and 630,000 in Kure Beach. It cost more than $20 million. These projects depend on federal, state and county money, so timing isn't guaranteed.
Flood zones vary block by block, from oceanfront to the Cape Fear River side. Look up the exact address on the NC Flood Risk Information System. Homeowners insurance in beach areas of New Hanover County went up about 16% in 2025 and about 15.9% in 2026 under the state rate settlement. Get homeowners, wind and flood quotes from a local agent before you make an offer.
HOAs and short-term rentals
Many single-family streets on Pleasure Island have no HOA. Condos and newer townhome communities usually do, with their own rental and parking rules. North Carolina towns can't require short-term rental registration, but they can regulate rentals through zoning and site approvals. In September 2026, for example, Carolina Beach Town Council voted on whether 15 units in one apartment complex could become short-term rentals. Rules can be project-specific, so check with Carolina Beach or Kure Beach and read the association documents before you count on rental income.
How I help buyers choose: I ask them how they want to spend an ordinary Tuesday.
Carolina Beach and Kure Beach sit right next to each other on Pleasure Island, just a few minutes apart. On a map they look almost the same. Day to day, they feel very different.
Carolina Beach is lively, walkable and full of things to do.
Carolina Beach is one of our family’s favorite places, period. You can park the car and spend the whole day on foot or in a golf cart. There’s the boardwalk, the lake park, live music, ice cream shops, fishing, and more restaurants and places to eat than you can get to in one summer. There’s always something going on, and people are out and about, saying hello, enjoying the town.
Golf carts are a big part of life there. Riding to dinner, the beach or a friend’s house in a golf cart is just how a lot of locals get around, and it’s a lot of fun.
My wife Erin and I love it so much that we bought a house about three blocks off the main drag, tucked back in a neighborhood. That’s where we plan to retire when the time comes, if it ever does. It gives us the best of both worlds: quiet streets at home, with the boardwalk, restaurants and beach just a short walk or cart ride away.
Kure Beach is quieter and more laid back.
Kure Beach has a calmer, small-town feel. It’s more residential, with fewer crowds and less nightlife. The pier, Fort Fisher and the aquarium are close by, and many people love it for peaceful beach days and early nights. If you want to sit on the porch, hear the waves and not much else, Kure Beach is a great fit.
So which one is right for you?
Choose Carolina Beach if you want to walk or ride a golf cart to dinner, enjoy having lots of choices, and like a town with energy. Choose Kure Beach if you want peace and quiet and don’t mind driving a few minutes for more to do.
My advice: spend a full day in each. Grab breakfast, walk the beach, go out to dinner and stay into the evening. By sunset, you’ll know which one feels like home.

"You can still walk on the beach. There's no snow. Things are a lot more laid back. You can go into any restaurant you want and not have to wait for a table."
— Chris Newsome, moved here from Cleveland, OH
