Builder Incentives on New Homes near Wilmington, NC
The short answer: Builders around Wilmington are competing for buyers, and many of them are paying for things you'd otherwise pay yourself — help with closing costs, a lower mortgage rate through their preferred lender, or design-center and upgrade credits. As of late October 2026, about 1 in 8 new-construction listings in our five counties mentions some kind of incentive in the listing itself, and many builders offer more than they advertise. The homes at the bottom of this page are the live list, updated every day from the MLS.
Where the incentives are right now
Most incentive listings are where most new building is happening. As of October 27, 2026, the towns with the most new-construction listings mentioning an incentive were Jacksonville (105), Leland (57), Holly Ridge (28), Wilmington (24), Sneads Ferry (18) and Hampstead (15), followed by Bolivia, Richlands, Castle Hayne and Navassa. Those counts change every week as homes sell and builders change their offers — the live pages below are always current:

The kinds of incentives builders offer
Closing-cost help. The builder pays part of your closing costs. It's the most common offer and the easiest to compare: ask for the dollar amount in writing.
Rate buydowns. The builder pays the lender to lower your interest rate, either for the life of the loan or for the first year or two. These usually require the builder's preferred lender. A buydown can be worth more than a price cut, or less — it depends on how long you'll keep the loan, so ask the lender to show you both side by side.
Design and upgrade credits. Money toward flooring, cabinets, appliances, blinds or other options at the design center. Useful if you're buying early enough to make choices, and worth checking against what those upgrades actually cost.
Price reductions on finished homes. A home that's finished or close to it costs the builder money every month it sits. Those "spec" or move-in ready new homes are often where builders have the most room to negotiate.
Questions to ask before you count on an incentive
- Is the incentive tied to using the builder's preferred lender or closing attorney? What happens if I use my own?
- What's the deadline — does it require a contract or a closing by a certain date?
- Can I choose how it's applied (closing costs, rate, upgrades or price)?
- Is it in writing in the purchase agreement, with the dollar amount?
- Does the advertised incentive apply to this specific home and lot?
Incentives change often, sometimes weekly. Always confirm the current terms with the builder's sales office and get them in your contract.
Bring your own agent on the first visit
The builder's sales agent works for the builder. Many builders ask that your own agent come with you, or register you, on your very first visit to a community — if you go alone first, some won't let your agent represent you later. Our buyer specialists know which builders are offering what, which communities have the most finished homes, and how incentives compare across builders.
Buddy's take
Many builders are buying mortgage rates down right now, and some will even consider a trade on your current home. If you have a home to sell, ask — it can make moving up a lot simpler. See how to trade in your home with a guaranteed sale or a cash trade-in offer.
Heroes get a check back
If you're a member of the military, law enforcement, a firefighter or EMS, a healthcare worker or a teacher, our Homes for Heroes program can put a Hero Rewards check in your hands after closing on a new home — on top of whatever the builder offers. See how Homes for Heroes works.
Homes for Heroes is only available when a Buddy Blake Team member is your buyer's agent, and it can't be combined with other referral programs such as Zillow agents.
