The MLS doesn't record why a contract ends. In our experience the most common reasons are home inspection findings, appraisals that come in below the price, and buyer financing. How buyers paid on closed sales: conventional 48% · cash 20% · VA 21% · FHA 8%.

If you're selling

  • Price it right from day one. The 87 homes priced right sold in a typical 34 days. The 100 that needed price cuts took 104 days and sold at 92.0% of asking.
  • Watch your price range. In West End, $500–750K was the toughest at 34% not selling. $750K–1M was the best at 12%.
  • Waiting costs money. On a $443,000 home, estimated carrying costs are about $976 a month before mortgage. That's about $5,577 estimated while a home sits unsold.
  • About 18% of contracts fell apart, roughly 1 in 5. Most often it's inspection, appraisal or financing issues, in our general experience. Get ahead of those before you list. Those homes that later sold took a typical 141 days, versus 56 for a first contract.

If you're buying

  • There's room to talk. 76% of West End homes sold below first asking price, and the typical home sold at 96.5% of it.
  • Homes that sit give you leverage. Listings that never sold sat a median of 174 days and cut their price a median of 3.1%.
  • You're not alone if you use a loan. Buyers paid 21% cash, 48% conventional, 22% VA and 8% FHA.

Homes only (land excluded), last 12 months unless noted. "Didn't sell" = listings that expired or were canceled — withdrawn and on-hold listings are not counted (some owners stop for reasons that have nothing to do with the market); true days on market counts from the first listing, even when a home was relisted.
