The MLS doesn't record why a contract ends. In our experience the most common reasons are home inspection findings, appraisals that come in below the price, and buyer financing. How buyers paid on closed sales: conventional 42% · cash 17% · VA 11% · FHA 27%.

If you're selling

  • Price it right from day one. The 400 homes priced right sold in a typical 25 days. The 450 that needed price cuts took 94 days and sold at 92.0% of asking.
  • Small trims late don't fix it. Listings that never sold had a median price cut of just 1.8% and sat a median 122 days.
  • Waiting costs real money. On a typical home at $281,990, carrying costs run an estimated $878 a month before the mortgage. Sitting unsold adds up to about $3,526.
  • Contracts fall apart too. About 22% did, or 1 in 4. Most often that's inspection, appraisal or financing issues, in general industry experience. Get the home ready and think through repairs before you list.

If you're buying

  • You have room to negotiate. Homes sold at a median 96.7% of the first asking price, and 71% sold below where they first listed.
  • Look at homes that have sat. Listings that never sold had a median 122 days on the market, and sellers who've waited that long may be more flexible.
  • Know how others are paying. Conventional loans made up 42% of purchases, FHA 27%, cash 17% and VA 10%.

Did you know?

  • Did you know a home that sold after a contract fell apart took a median 110 days, versus 50 days for a home that sold on its first contract?
  • Did you know 59% of homes whose contract fell apart later sold, but 39% never sold?
  • Did you know homes that sold after a fall-through went for a median 93.8% of asking, versus 97.1% for those that sold on the first contract?

Homes only (land excluded), last 12 months unless noted. "Didn't sell" = listings that expired, were withdrawn or were canceled (some owners stop for reasons that have nothing to do with the market); true days on market counts from the first listing, even when a home was relisted.
