The MLS doesn't record why a contract ends. In our experience the most common reasons are home inspection findings, appraisals that come in below the price, and buyer financing. How buyers paid on closed sales: conventional 49% · cash 8% · VA 6% · FHA 33%.

If you're selling

  • Price it right from day one. The 36 homes priced right sold in a typical 32 days. The 27 that needed price cuts took 56 days and sold at 93.2%.
  • Waiting costs money. Carrying a home like one at $324,990 runs about $930 a month before the mortgage, by our estimate. A home that sits unsold would cost about $4,531 in that time.
  • Small cuts don't fix a stale listing. Homes that never sold had a median price cut of just 2.2% and sat a median 149 days.
  • Contracts fall apart about 1 in 6 times here, or 16%. The MLS doesn't say why, but in our experience it's most often inspection, appraisal or financing issues. Get the home ready and priced for a clean inspection and appraisal before you list.

If you're buying

  • There is room to talk. 67% of sold homes went for less than the first asking price, and the median sale was 98.1% of it.
  • Look at homes that have sat. When a first contract fell apart, the next sale took a median 53 days and closed at 95.5% of asking, against 98.3% for first contracts.
  • Buyers here pay in different ways: 49% conventional, 33% FHA, 8% cash and 6% VA.

"Didn't sell" = listings that expired, were withdrawn or were canceled (some owners stop for reasons that have nothing to do with the market); true days on market counts from the first listing, even when a home was relisted.
