The MLS doesn't record why a contract ends. In our experience the most common reasons are home inspection findings, appraisals that come in below the price, and buyer financing. How buyers paid on closed sales: conventional 29% · cash 26% · VA 20% · FHA 22%.

If you're selling

  • Under $300K is the toughest range here, with 26% not selling. $300–400K did best at 17%. If you're under $300K, pricing sharply at the start matters even more.

  • About 1 in 4 contracts fell apart, or 24%. Most often inspection, appraisal or financing issues, in our general experience. Get ahead of them with repairs done and records ready. A second contract took a median of 95 days, against 34 days for the first, and sold at 90.7% of asking versus 97.1%.

Homes only (land excluded), last 12 months unless noted. "Didn't sell" = listings that expired or were canceled — withdrawn and on-hold listings are not counted (some owners stop for reasons that have nothing to do with the market); true days on market counts from the first listing, even when a home was relisted.
