Living in Ogden, Wilmington NC: 28411 Area Guide

The short answer: Ogden is the stretch of north Wilmington along Market Street (US-17), in the 28411 ZIP code, between Landfall to the south and Porters Neck to the north. It puts you close to Middle Sound, Mayfaire, Wrightsville Beach and the new Military Cutoff Road Extension. Homes range from older brick ranches on big lots to sound-front properties and newer subdivisions. The tradeoffs are Market Street traffic and the need to check flood risk carefully near the creeks and sound.

What and where Ogden is

Ogden is a census-designated community in New Hanover County, north of Wilmington's older neighborhoods. Market Street runs right through it, and Middle Sound and the Intracoastal Waterway sit to the east. Figure Eight Island is just offshore to the east, north of Wrightsville Beach.

It's a compact area, about 4.8 square miles, sitting between three well-known names: Porters Neck to the north, Middle Sound Loop in the middle and Landfall to the south.

Ogden has grown a lot. The Census counted 2,811 people here in 1980 and 8,200 in 2020. Building picked up in the late 1990s and hasn't really stopped. What was once a mostly rural stretch north of town is now lined with grocery stores, drug stores, restaurants and service businesses.

One important detail: a Wilmington mailing address with a 28411 ZIP does not mean you're inside Wilmington city limits. Much of Ogden is unincorporated New Hanover County, while some nearby areas are in the city. That changes your tax bill and some services, so check the exact address.

Buddy's take

My family is from Ogden, and I grew up here. When you've lived somewhere that long, you see past the fads. Ogden has gone from a sleepy area north of town to one of the busiest parts of the county, and Market Street shows it. But the things that made it special are still here: the sound, the creeks, the old oaks, and being minutes from the beach without living on it.

From a neighbor

"It's a little removed from the direct middle of Wilmington but you're still not really remote. You have the proximity but you aren't on top of the busiest parts."

— Mirabel Seymour, moved here from New Jersey

Neighborhoods and home types

Ogden doesn't have one look. In a few miles you can go from a 1970s ranch on a wooded half-acre to a sound-front home with a dock.

  • Middle Sound and the waterfront. Off Middle Sound Loop Road and the side streets that run toward the water, you'll find established homes, some on or near Middle Sound and the Intracoastal Waterway. Some have private docks; others have shared or community access.
  • Older established neighborhoods. Areas such as Bayshore have mature trees, larger lots and a mix of ranch and two-story homes, many updated over the years. HOAs here, if any, tend to be lighter than in newer subdivisions.
  • Newer subdivisions. Infill and newer neighborhoods off Market Street and the connector roads, usually with an HOA, sidewalks and sometimes a pool.
  • Porters Neck, just north. Porters Neck Plantation is a golf community built around the Porters Neck Country Club course, and the Porters Neck area has its own shopping along Market Street.
  • Townhomes and condos. Scattered along the Market Street corridor and near Mayfaire, often a lower-maintenance option.

Figure Eight Island

Figure Eight Island sits off the Ogden and Porters Neck shoreline. It is a private island owned by its homeowners association, reached only by boat or by a guarded causeway swing bridge over the Intracoastal Waterway. There are several hundred homes on the island. Buying there comes with its own association rules and costs, so read them closely.

Getting around

RouteWhat it does for Ogden
Market Street (US-17 Business / US-17)The main road. Runs south toward downtown and north toward Porters Neck and Hampstead. Busy at rush hour.
Military Cutoff RoadConnects toward Mayfaire, Landfall and the Wrightsville Beach causeway.
Military Cutoff Road ExtensionOpened September 2023. Runs from the US-17 interchange near Ogden to NC 140 (I-140), giving a faster path to I-140, I-40 and points north. It will become part of the Hampstead Bypass.
Middle Sound Loop RoadLoops east of Market Street through older neighborhoods near the sound.

The Military Cutoff Road Extension changed daily life up here. Before it opened, heading north or out to I-40 meant fighting Market Street. It's not a cure-all, though. Drive your commute at the time you'd actually make it before you buy.

Parks, water and things to do

Ogden Park

Ogden Park, right off Market Street, is the area's main park. It has nine lit tennis courts, three baseball fields, a softball field, three soccer and football fields, a lit youth football stadium, a full-size basketball court, three picnic shelters, a playground, an off-leash dog park, a one-mile paved walking trail with exercise stations and an expanded 10,000-square-foot skate park. The park is open from 8 a.m. to 10 p.m. On a weeknight in spring, it feels like half of north Wilmington is there for a ballgame.

On the water

Middle Sound and the Intracoastal are a big part of why people choose Ogden. Kayaking, paddleboarding, fishing and boating are close at hand. If boating matters to you, check water depth at low tide, not just at high tide, before you buy a waterfront property.

Poplar Grove and the Abbey Nature Preserve

Drive about 10 minutes north on US-17 and you reach Historic Poplar Grove at Scotts Hill. It's a restored 1850s plantation house and grounds, now a museum run by a foundation, with an open-air market and festivals in season, Halloween ghost tours and a holiday light festival in late November. Next door, the Abbey Nature Preserve has a 2.4-mile trail through woods and around an old mill pond. It's a quiet walk that most newcomers don't know about. See our Scotts Hill guide for more.

Shopping and dining

Ogden has its own grocery stores, pharmacies and plenty of local restaurants along Market Street. Mayfaire Town Center, an outdoor shopping and dining center on Military Cutoff Road, is a short drive south. Porters Neck has another cluster of shops and restaurants to the north.

Beaches

Wrightsville Beach is reached by heading down Military Cutoff Road toward Eastwood Road and the causeway. Ogden gives you beach access without the price of living on the island.

Healthcare nearby

Novant Health's Scotts Hill Medical Center, a 66-bed hospital focused on surgical and heart care, opened in June 2026 just north of Porters Neck on the county line.

Schools

Ogden is served by New Hanover County Schools. Assignment depends on the exact address and can change as the district redraws lines, so confirm it with the district before you buy.

Flood, insurance and storms

Ogden sits low. The community's average elevation is only about 10 feet, and the land drops toward Middle Sound and its creeks. Some streets are well above any flood zone. Others, especially near the water and the tidal creeks, are not.

Taxes

For the 2026–27 tax year, New Hanover County's rate is 30.6 cents per $100 of assessed value. If a property is in unincorporated Ogden, add the county fire services tax of 7.25 cents. If it's inside Wilmington city limits, add the city rate of 33.15 cents instead. Either way, the county also bills a stormwater fee for unincorporated properties. For the full picture, see our property tax guide.

My favorite part of Ogden is Middle Sound, because that’s where my family’s roots are.

My dad grew up in Middle Sound, and his father was a farmer there. Back then, this was farmland and woods running right down to the marsh. Long before the subdivisions and shopping centers, families here worked the land and lived off the water.

A lot of my own life was spent on that water. Fishing, boating, and flounder gigging at night with a light and a gig, easing along the shallows and watching for that shape in the sand. Some of my best memories are those quiet nights on Middle Sound, the tide coming in, the marsh smelling like salt and mud, and nothing but the sound of the water around the boat.

What that still tells people about Ogden:

Ogden has grown a lot, and plenty has changed. But underneath it all, this is still a place tied to the water and to family. You still see people putting in boats, casting off docks, and teaching their kids to fish the same creeks their parents did. There’s a pull here to slow down and get outside.

Why I’d tell someone to look at Ogden:

The water is close. Middle Sound, the creeks and the Intracoastal are right there, and the beaches are only minutes away. It’s convenient. You’re near shopping, schools, Ogden Park and Market Street, without feeling like you’re in the middle of town. It has roots. Mixed in with the newer homes are families who have been here for generations, and that gives the area a sense of history you don’t find everywhere.

If you’re thinking about Ogden, spend an evening near the water on Middle Sound. Watch the sun go down over the marsh. That’s the Ogden I grew up in, and it’s still there if you know where to look.

Before you decide

  • Check whether the address is inside Wilmington city limits or unincorporated county.
  • Look up the flood zone and get an insurance quote before you offer.
  • Confirm school assignment with New Hanover County Schools for the exact address.
  • Read the HOA covenants, including fees, short-term rental rules and boat or trailer parking.
  • For waterfront, confirm dock permits, low-tide depth and whether the dock is private or shared.
  • For Figure Eight Island, review the association's rules, dues and bridge access procedures.
