Questions

Is this a home valuation or an offer?

No. It's a seller net sheet: an estimate built from the numbers you type plus real sales data for your area from the Deal Killer Report (Hive MLS data). There are no buyers or offers in it.

What does "if a deal falls apart" show?

How homes in your area did when a contract fell through: how many extra days they took to sell and the share of asking price they got, applied to your own Most likely price.

How do you figure what I'd net at closing?

You type your sale price (low, most likely and high) and what you've agreed to pay. We assume $500 for the attorney's deed and documents, a $100 payoff wire fee if you owe anything, and $350 for a mobile notary if you'll be out of town, and you can change any of them. NC excise tax is added for you. It's an estimate; your closing attorney's settlement statement is final.

Do I have to give my name or number?

No. Only if you'd like your net sheet emailed to you or a call from us. Then someone on our team looks it over and sends it to you.

What if my home is already listed?

If you've signed a listing agreement, please talk with your listing agent. They're the right person to go over your numbers with you.

Where do the numbers come from?

You type your own price and costs. Area facts come from the Deal Killer Report, and the NC excise tax uses the rate in N.C.G.S. 105-228.30.
