Looking For Foreclosed Homes For Sale In Wilmington, NC?
There is an endless amount of media and internet talk about purchasing a foreclosure and/or other type(s) of bank owned homes. My first word of advice is to be very cautious. It is true, there are a number of great opportunities to purchase foreclosure homes, but, do keep in mind that when you purchase a home from a bank or other corporate entity you will have very limited inspection opportunities and will know very little about the actual home. The bank and/or corporation very rarely are required to complete the NC Residential Disclosure forms that a typical seller has to abide by. What does this mean to you? Purchasing a foreclosure home or real estate is usually "AS IS", which means you have to close on the home no matter what you discover during the examination period (ie home inspection, HVAC inspection, survey, appraisal, pest inspection, radon inspection, strutual engineer inspection, soil/water analysis etc).
By no means am I saying to not purchase foreclosure homes and real estate, I'm just saying that you should make sure you do your due diligence and are working with an agent that has worked with these types of homes and sellers before. An experienced Buyers Agent may well save you hundreds if not thousands of dollars and endless frustrations.
