important than this. An inspection before listing your home can save you
time, hassle and a whole lot of headaches. Ask a friend or your real estate
agent for the name of a reputable, licensed inspector and schedule him or
her to come over and give your house the full work up. This shouldn’t
cost more than $500 and this cost up front will truly pay off in the long
run.
Having a presinspection can help you as a seller in a number of
different ways. First, it gives you a chance to fix problems on your own
time, not when you are in the crunch between an offer and a contract.
Second, it gives potential buyers confidence in your home. Knowing you
are preinspected will make them more willing to trust your home and
more amicable to making a good offer quickly. Third, it helps you and
your listing agent determine a good, “get-able” price for your home. Not
being aware of potential flaws that a buyer’s inspector could find might
lead to an unpleasant surprise when it comes time for them to make an
offer. Setting a reasonable price up front—one that’s based on the true
condition of your house--will give you peace of mind and lead to you
getting the price you want—and deserve—on your home.
