Is a Housing Shortage Coming?

Some experts are saying that the next big real estate problem could be a shortage of homes.

Only 672,000 new homes were started in April. That’s less than half the number needed to meet the country’s average population growth.

In the past, an average of more than 1.3 million households have been built each year, creating demand for 1.5 million new homes. In 2009, only 398,000 new households were formed, according to the Census Bureau.

"The decline in household formation is artificial," says James Gaines, a real estate economist with Texas A&M. "The young are moving in with their parents. There's even doubling up among working-class people. There's a pent-up demand coming if and when the economy recovers."

ASK "WHY?"

Beginning in the late '60s, a revolution of sorts began in this country. It was a revolution that was irreverent at times, almost always anti-establishment, and it turned many traditional social customs upside-down.

How did it begin? The young, many of college-student age, began to ask WHY? They challenged everything by asking a simple question - WHY? Why must it be so? Why is this or that the "right" way? Why can't I try a new approach? Everything that had been taken for granted by the establishment up to that time was up for grabs.

Voila! The country changed and will never be the same. Was the change all for the good? Hardly. Families suffered. The security blanket of social customs was yanked away. Collectively, we had to find a new direction, new meaning, for our lives. Was it worth two decades of turmoil? So it would seem.

Today's young families seem to be returning to principle-centered living. They are more sophisticated. They understand and adopt good personal money-management philosophies, and they still ask "why?"

When clients work with Buddy Blake and his team, they can expect a more personal touch to the e-mails they receive.

Blake recently opened RE/MAX Essential in Wilmington, NC, after 12 years as a top-producing agent with Coldwell Banker. Not only has he embraced RE/MAX tools and resources, he also blends hightech touches into every aspect of his business.

“You have to add a personal touch to all your communications with clients,” Blake says. “Our team is proactive with technology – from our blog and Web site, to video e-mails and live online chat client, everything we do is about lead generation and incubation. You have to constantly generate new business to be successful.”

Blake sends video e-mails that he records on his webcam within minutes after speaking to a new client or to update a buyer or seller on a transaction. He uses a provider called comf5.com that allows him to record a personal message on his webcam, and then he sends the message to his database in a mass e-mail. Blake also sends weekly “coffee chat” video e-mails to clients every Monday.
