Financial Aid Programs for Disabled Home Buyers

An essential part of the American dream has always included home ownership. People with mental or physical limitations also share this dream, and for them, owning their own home can mean an independent life for the first time ever. While their disabilities may pose some limitations on the number of suitable properties on the market, often their biggest hurdle is a lack of financial resources.

Depending on the type and severity of the disability, a person might not be able to work full-time. If that's the case, he or she is likely dependent on income assistance. Typically, income assistance barely pays enough for a person to scrape together a living, never mind buy a house. Fortunately, there are programs out there that offer financial assistance to disabled buyers, thus empowering them to gain independence and own their own home.

FHA-insured Loans

FHA-insured home loans aren't strictly for people with disabilities, but assist all low-income earners with buying a house. If the following statements apply to your situation, you may be interested in learning more about FHA-insured loans: 


you're a first time buyer 

your credit is flawed, or hasn't been established enough to have a high score 

you don't have enough money for a traditional down payment 

you need to maintain low monthly payments over the course of the mortgage 

FHA loans are a very attractive option for low-income buyers. Their benefits include: 

A smaller down payment. The amount required is just 3.5%, and the down payment can come from an employer, family member, or charity. 

Less stringent qualifications. People with less than stellar credit can apply for FHA-insured loans, and because the loan is insured by the FHA, banks may be willing to relax their application standards. 

Fannie Mae Community HomeChoice with PHFA Access Modification 
This program from Fannie Mae offers financial aid for people with disabilities, or for those who share a residence with a person that has a disability. Its primary goal is to help buyers purchase a home that offers greater accessibility, or to retrofit their current abode.

The Community HomeChoice with PHFA Access Modification program is for people who don't qualify for a standard PHFA home loan. The access modification component is an interest-free, subordinated loan that doesn't need to be repaid as long as the buyer continues to use the home as his primary residence. There are a number of eligibility requirements, so contact Fannie Mae for more details.

Habitat for Humanity

Habitat for Humanity (HFH) has provided more than 1 million people around the world with homes to live in. For low-income families and persons with disabilities, HFH homes are simple, safe, and affordable. The houses are built by volunteers and by the &quot;partner families&quot; who are seeking housing assistance.

Habitat homes are sold for zero profit, which means that the mortgage payments are very low. Habitat for Humanity is also a big believer in creating accessible housing&mdash;with elements such as zero-step entranceways, and extra wide doorways and hallways to accommodate wheelchairs and other mobility devices. Homes for our Troops

Homes for our Troops is a non-profit program that is designed to help permanently injured veterans buy their own homes. Through fundraising and volunteer labor, the organization either builds a new home for the veteran, or retrofits an existing home to accommodate their disability. For more information on this reputable program, visit their website at HomesForOurTroops.org.

In addition the programs mentioned above, many states also have their own financial aid programs available for disabled buyers and low-income earners. Your realtor may know of local assistance programs, or you can visit the website for The National Organization on Disability. Moving is a stressful event, theres no doubt. From the minute you decide to pack up, there are many decisions to be made and boxes to be packed. Here are 12 tips, according to the American Moving &amp; Storage Association, to make your move simple and avoid the hassle.Choose a type of move: You have three basic choices: do-it-yourself, full service and a relatively new hybrid of the two. Going it alone is the cheapest alternative, costing the rental price of a truck, gasoline, packing materials and, perhaps, pizza and beer for friends you rope into helping. With full-service moves, moving within a state is charged by the hour, while moving across state lines is charged by weight and mileage.With a hybrid move, a mover will drop off a large container at your home for you to pack. The mover will then load the container onto a truck, drive the belongings to your new location and drop off the container for you to unload. Because youre doing the manual labor of packing and unpacking, its far less costly than a full-service move.Hire a quality mover: If you hire help, get at least three price quotes and do your homework before selecting a mover. Seek recommendations by talking with family and friends, even your Facebook circle. Investigate a companys reputation with the Better Business Bureau (bbb.org), Yelp.com and possibly the paid-membership site Angies List (angieslist.com). Check a companys complaint history at the federal government site, ProtectYourMove.gov.&ldquo;People think a good reputation equals expensive, but thats not true,&rdquo; said Laura McHolm, co-founder of NorthStar Moving in Los Angeles. &ldquo;You dont get a good reputation by overcharging people.&rdquo;Look for two things when hiring a moving company: A full-service mover should visit your home in person, not give a quote over the phone or online, and should provide a written estimate, experts say.Declutter: No matter what type of move youre making, taking less stuff is cheaper and less hassle. Set up a staging area, perhaps in a garage, with various piles, such as throw out, recycle, donate and sell.For many items, use the rule of thumb, &lsquo;If you havent used it in a year, you probably dont need it.Be flexible: Like airline fares, moving rates depend on when you book. The busiest time for movers, and thus the most expensive time for consumers, is summer weekends near the 15th and 30th of the month.If you have time flexibility, ask what rates would be for different days or seasons. If you have extreme flexibility, ask about moving standby: waiting until the mover has extra space and needs to fill a truck.Save on boxes: Buying new boxes from a moving company is the most expensive choice. To save some money on packing materials, ask if you can buy used boxes from your moving company.Cheaper yet is finding free boxes, ideally from somebody who just moved. Ask your real estate agent to connect you with other clients who recently moved or look on Craigslist.org. Specialty boxes, such as wardrobe boxes, might be cheaper to purchase at a do-it-yourself moving store, such as U-Haul, than from your mover.Save on packing materials: If youre packing your belongings yourself, fill suitcases, laundry baskets and plastic containers with unbreakable items. Use pillows, scarves and towels to wrap fragile belongings.Mail books: If you have a large collection of books, pack them yourself and ship them at the postal media mail rate as it might be cheaper than paying a mover&mdash;a 70-pound box would cost less than $30.Consider consolidation: For long-distance moves, ask about consolidating your stuff on a truck with other peoples as most homeowners cant fill a full-size moving van. You might have to be flexible on delivery dates and times, but consolidation can be cheaper.Insure it: Check your homeowners or renters insurance policy to determine whether it provides coverage for your belongings while in transit. If not, youll probably want more than the basic free valuation coverage a full-service mover provides. The standard valuation is 60 cents per pound per item. That means breaking a 10-pound, $1,000 stereo system would net you $6. Youll want full replacement-value insurance, which reimburses you what it will cost to replace broken items. But dont necessarily buy that insurance from the moving company. Moving insurance is likely cheaper from a third party, but be aware that you probably cannot get insurance on boxes you packed yourself.Be prepared: Plot out where furniture and boxes will go before moving day arrives. The less time movers spend rearranging, the less expensive it will be.In urban areas, reserve a space or two in front of your new home for the moving truck by parking your own vehicle there ahead of time. If the movers have to park too far away to unload, you could incur a &lsquo;long carry surcharge.Stake your claim: If youre moving for a job, negotiate the best relocation package you can. Unreimbursed expenses might be tax-deductible. Audubon NC Free Birding Tours&nbsp;The sights and sounds of colorful and unique coastal birds fill the air in coastal North Carolina this time of year. Audubon North Carolina staff are helping people get close-up looks at these natural marvels through free guided tours of the Mason Inlet Waterbird Management Area through September. The tours, which run from 9am to 11am every Friday, are open to the public and feature a walk along the protected sanctuary that serves as habitat for beach-nesting birds including Least Tern, Black Skimmer, American Oystercatcher, Wilson's Plover and other unique and interesting coastal birds. Audubon North Carolina worked with the local community to develop this dynamic bird sanctuary from an inlet relocation project.
